TAKE NOTICE of the holding of a public meeting for the purpose of informing the public and hearing representation in respect of a proposed by-law for the purpose of rezoning lands legally described as Part of Lot 30, Concessions 13 (Dungannon); Part of Lots 59-60, Concession EHR, municipally known as 30860 Highway 28, Geographic Township of Dungannon, Town of Bancroft: County of Hastings. A key map is attached to this notice.
AND TAKE NOTICE THAT a complete application has been received by the Corporation of the Town of Bancroft for the passage of a by-law to rezone a portion of the lands, described in paragraph one, above, from
"Rural (RU) Zone" to
"Rural Residential -Exception Nineteen (RUR-19) Zone".
AND TAKE NOTICE THAT Council will hold a virtual public meeting on the
12th day of
August, 2025, at the hour of
3:00 p.m. for the purpose of informing the public in respect of the proposed by-law and to give the public an opportunity to make representation in respect of the proposed by-law.
AND FURTHER TAKE NOTICE THAT If a person or public body would otherwise have an ability to appeal the decision of the Municipal Council for the Town of Bancroft to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Bancroft before the by-law is passed, the person or public body is not entitled to appeal the decision;
AND FURTHER THAT If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Council for the Town of Bancroft before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
PURPOSE AND EFFECT
The purpose of the proposed zoning by-law amendment to the Town of Bancroft’s Comprehensive Zoning By-Law No. 27-2006, as amended, is to satisfy Condition No. 6 of Provisional Consent for Hastings County Land Division Committee File No. B89/24 as follows:
That severed lands be rezoned from the "Rural (RU) Zone" to the "residential-Exception Nineteen (RUR-19) ZSone" to provide uniform zoning with the proposed benefitting lands, municipally known as 30842 Highwasy 28 East. The exception recognizes an existing deficient front yard setback of 17.69 M for the existing single detached dwelling location at 30842 Highway 28 East.
The effect of the proposed zoning by-law amendment will be to fulfill the condition of consent to allow for an enlargement of the existing lot. Currently no development is proposed for the resulting lot.

You are being notified of the Public Meeting because your name appears on the assessment roll of properties within 120 metres of the subject lands. Input on the proposed zoning by-law amendment is welcome and encouraged. You may provide input by speaking at the Public Meeting or by making a written submission to the
County of Hastings. To provide input in writing please send correspondence to the Planner at the e-mail or mailing address provided below by
12:00 p.m. (noon) on Tuesday, August 5th, 2025.
