The Planning Department provides advise to property owners, developers, Council and staff with respect to land use, building and planning matters. 

Every land transaction has some planning involvement. Zoning compliance and confirmation of status of site plan and or subdivision agreements to working order information. 

The Planning Department is responsible for complying with Hastings County's Official Plan which provides policy and guidelines. The Committee of Adjustment is given powers under the Planning Act and by town council to deal with minor variance to certain town by-laws. mainly the town's Zoning by-law or to allow changes to non-conforming uses.

TAKE NOTICE of the holding of a public meeting for the purpose of informing the public and hearing representation in respect of a proposed by-law for the purpose of rezoning lands legally described as Parts of Lots 1 and 2, Concessions 15 and 16, Parts of Lots 70, 71 and 72, Concession W.H.R and part of the road allowance between Concessions 15 and 16 and Concession W.H.R., Geographic Township of Faraday, now Town of Bancroft, County of Hastings. A key map is attached to this notice.

AND TAKE NOTICE THAT a complete application has been received by the Corporation of the Town of Bancroft for the passage of a by-law to amend the Minimum Aggregate Side yard special provision in the following zones:

•Residential Type One – Exception Seventeen (R1-17) Zone;
•Residential Type One – Exception Eighteen (R1-18) Zone.

AND TAKE NOTICE THAT Council will hold a virtual public meeting on the 3rd day of June, 2025, at the hour of 3:00 p.m. for the purpose of informing the public in respect of the proposed by-law and to give the public an opportunity to make representation in respect of the proposed by-law.

AND FURTHER TAKE NOTICE THAT If a person or public body would otherwise have an ability to appeal the decision of the Municipal Council for the Town of Bancroft to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Town of Bancroft before the by-law is passed, the person or public body is not entitled to appeal the decision;

AND FURTHER THAT If a person or public body does not make oral submissions at a public meeting or make written submissions to the Municipal Council for the Town of Bancroft before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

PURPOSE AND EFFECT
The purpose of the proposed zoning by-law amendment to the Town of Bancroft’s Comprehensive Zoning By-Law No.27-2006, as amended, is to amend the special provisions in the aforementioned zones to provide clarification regarding the Minimum Aggregate Side yard 5.4 m setback provision. It is proposed that that the provision be amended to read as follows:
Minimum Aggregate Side yard 5.4 m where a dwelling is proposed with no garage and/or a private sewage disposal system is proposed in the rear yard
The effect of the proposed amendment will allow for the construction of traditional housing models with attached garages while also maintaining the original intent of the site specific special provision

ORAL & WRITTEN SUBMISSIONS
You are being notified of the Public Meeting because your name appears on the assessment roll of properties within 120 metres of the subject lands. Input on the proposed zoning by-law amendment is welcome and encouraged. You may provide input by speaking at the Public Meeting or by making a written submission to the Town of Bancroft. To provide input in writing please send correspondence to the Acting Clerk at the e-mail or mailing address provided below by 12:00 p.m. (noon) on Tuesday, May 27, 2025.
If you wish to be notified of the decision of the Municipal Council for the Town of Bancroft on the proposed zoning by-law amendment, you must make a written request to the Acting Clerk at the address below. Please include your name, mailing address and telephone number in any correspondence.
